Responsibilities
1. Relationship Management & Stakeholder Engagement
• Build and maintain strong, long-term relationships with concessionaires, investors, and retail partners.
• Act as the primary point of contact between concessionaires and DAM, ensuring clear communication and alignment.
• Create strategic collaboration between internal functional teams and concessionaire organizations.
• Represent DAM in discussions and negotiations with concessionaires to achieve mutually beneficial outcomes.
2. Commercial Strategy & Business Planning
• Contribute to the development and execution of the commercial strategy for concessions and retail.
• Identify, prioritize, and manage key concessionaires based on performance and strategic value.
• Develop and implement joint business plans, marketing initiatives, and engagement strategies with concessionaires.
• Align sales growth objectives with partners and monitor progress against targets.
• Identify market trends, risks, and new business opportunities to enhance revenue and customer experience.
3. Performance Management & Reporting
• Monitor concessionaire performance against KPIs, sales targets, and contractual obligations.
• Develop and maintain dashboards and reports (daily, weekly, monthly) to track performance metrics including SPP, RPP, ATV, sales/sqm, and conversion rates.
• Prepare sales forecasts and manage performance tracking on a regular basis.
• Provide management with insights, reports, and recommendations to support decision-making.
4. Contract & Compliance Management
• Oversee the full lifecycle of concession contracts including onboarding, handover, renewals, amendments, and terminations.
• Ensure concessionaires comply with operating hours, pricing policies, reporting requirements, and quality standards.
• Maintain accurate documentation for all contractual, compliance, and operational activities.
• Issue formal communications including notices, warnings, and contractual correspondence as required.
• Ensure adherence to company policies including data protection and regulatory requirements.
5. Resolution & Operational Oversight Issue
• Identify and resolve operational issues, disputes, and claims raised by concessionaires.
• Monitor the operating environment and concessionaire activities to ensure smooth operations.
• Support concessionaires in maximizing sales through promotions, product mix optimization, and visual merchandising guidance.
• Take corrective actions in cases of non-compliance, coordinating with relevant stakeholders.
• Support operational readiness for new store openings and closures.
6. Team Leadership & Internal Coordination
• Lead and supervise the concessions commercial team including the Concessions & Retail Operations Supervisor and Specialists.
• Coordinate with cross-functional teams to support concessionaire success and operational efficiency.
• Drive a culture of accountability, performance, and continuous improvement within the team.
• Provide coaching, mentoring, and professional development support to team members.
7. Additional Responsibilities
• Prepare memos, reports, and presentations for management related to concessionaire performance and decisions.
• Participate in relevant industry events related to retail, F&B, hospitality, and airport commercial activities.
• Perform other duties as assigned by management within the scope of the role.

Qualifications
* Bachelor’s degree in business administration, Retail Management, Hospitality Management, or a related discipline.
* Minimum 8–10 years of experience in retail operations, F&B/hospitality/duty-free, with solid experience in shopping malls, airports, and large commercial operations, ideally in an airport environment.
• High level of managerial skills including planning, follow-up, and research for all business-related requirements.
• Strong understanding of large and complex commercial environments including retail, F&B, and duty-free.
• Deep knowledge of commercial KPIs: SPP, RPP, ATV, sales/sqm, conversion rates, and occupancy.
• Operational management and problem-solving capability.
• High level of self-organization, analytical skills, accuracy, and follow-up.
• Ability to handle day-to-day operational issues quickly and effectively.
