Responsibilities
1. Car Park Operations Management
• Manage day-to-day operations of all parking areas including short-term/premium parking, long-term parking, staff parking, car rental operations, and valet services.
• Ensure smooth vehicle entry and exit flow with proper signage and guidance systems while maintaining a safe and organized parking environment.
• Manage shift planning, staffing, and operational continuity across all parking zones.
• Oversee the Car Park Operations Supervisors and Valet Services Officers to ensure consistent service standards.
2. Revenue Management & Optimization
• Maximize parking revenue through pricing strategies (hourly, daily, premium tires) and product segmentation (economy vs. premium).
• Monitor occupancy levels, revenue per space, and peak vs. off-peak demand patterns.
• Identify and eliminate revenue leakage including manual overrides and system gaps.
• Identify new revenue opportunities such as reserved parking, subscription/staff packages, and partnerships with car rental, bus, and ride-hailing operators.
• Coordinate with Finance on revenue reporting, billing, and reconciliation.
3. System & Equipment Management
• Ensure proper functioning of all parking systems including ticketing machines, barriers and gates, ANPR (Automatic Number Plate Recognition) systems, and payment systems (cashless, kiosks, online).
• Coordinate maintenance and upgrades of parking equipment in collaboration with IT and Maintenance teams.
• Ensure minimal system downtime and resolve issues efficiently.
• Evaluate and recommend technology enhancements to improve revenue capture and customer experience.
4. Traffic Flow & Capacity Management
• Manage vehicle flow during peak hours, flight waves, and special events.
• Optimize use of available capacity across all parking zones.
• Implement temporary traffic management plans when needed.
• Coordinate with Airport Operations on ground transport and traffic flow management.
5. Customer Experience
• Ensure a smooth and convenient parking experience with clear signage, wayfinding, and minimized queue times.
• Ensure easy and accessible payment options for all customer segments.
• Handle and resolve customer complaints promptly and professionally.
• Improve accessibility and convenience for all users including special needs passengers.
6. Team Management & Development
• Manage the operational team including Car Park Supervisors, Car Park Officers, and Valet Services Officers.
• Ensure proper shift planning, training, and performance monitoring across all team levels.
• Conduct regular performance reviews and support professional development of team members.
• Foster a customer-focused, safety-conscious, and high-performance team culture.
7. Compliance, Safety & Security
• Ensure compliance with airport regulations, health & safety standards, and cleanliness requirements across all parking areas.
• Coordinate with Security on surveillance, incident management, and vehicle-related security matters.
• Ensure safety for customers and pedestrians during all vehicle movements.
• Maintain documentation of safety inspections, incident reports, and compliance records.
8. Reporting & Performance Tracking
• Prepare daily, weekly, and monthly performance reports including occupancy and revenue analysis, incident reports, and system downtime summaries.
• Provide insights and recommendations for operational and commercial improvement.
• Coordinate with the Commercial department on pricing strategy, promotions, and marketing activities.
• Perform other duties as assigned by management within the scope of the role.

Qualifications
* Bachelor’s degree in business administration, Operations Management, Engineering/Transport Management, Logistics, or a related field.
* Minimum 8–10 years of experience in parking operations, transport/mobility, facility or asset management in large-scale operations (airports, malls, hospitals, or mixed-use assets).
* Strong understanding of parking operations, pricing strategies, traffic flow management, revenue control, and leakage prevention.
* Technical awareness of parking equipment and systems including ANPR, barriers, ticketing, and cashless payment technologies.
* Analytical mindset with ability to monitor occupancy, yield per bay, and peak demand data.
* Strong operational management and problem-solving skills.
* High level of self-organization, accuracy, and follow-up capability.
* Ability to handle day-to-day operational issues quickly and effectively.
