Responsibilities
1. Property Portfolio Management
• Manage the full portfolio of airport real estate assets including offices, warehouses, land leases, cargo facilities, and non-retail spaces.
• Maintain an up-to-date property inventory covering occupancy status, lease terms, rental rates, and tenant details.
• Monitor and track lease expiry dates and proactively initiate renewal, re-tendering, or re-purposing processes.
• Ensure all property units are optimally utilized and generating maximum commercial return.
• Identify underutilized or vacant spaces and develop proposals for their commercial activation.
2. Tenant & Lease Management
• Act as the primary point of contact for property tenants including airlines, ground handlers, cargo operators, offices, and service providers.
• Ensure all lease agreements are properly executed, monitored, and complied with by tenants.
• Coordinate with Legal and Finance on lease drafting, amendments, renewals, and terminations.
• Address and resolve tenant queries, issues, and complaints in a timely and professional manner.
• Conduct regular property inspections to ensure compliance with airport standards and maintenance obligations.
3. Revenue Optimization & Development
• Identify opportunities to enhance rental income through rate reviews, space optimization, and new lease structures.
• Conduct market benchmarking of rental rates to ensure competitiveness and value maximization.
• Support the development of new property-related commercial initiatives including co-working spaces, logistics hubs, and aviation support facilities.
• Prepare financial analyses and business cases for new property investment or development proposals.
• Support the tendering process for new property tenants including preparation of RFQs and evaluation of proposals.
4. Compliance & Documentation
• Ensure all property agreements are properly documented, archived, and accessible in the contracts database.
• Coordinate with Operations and Facilities teams to ensure compliance with health, safety, and airport regulations.
• Ensure full adherence to company policies, data protection regulations, and governance frameworks.
• Prepare compliance reports, risk logs, and property performance updates for management.
5. Reporting & Coordination
• Prepare monthly property performance reports covering occupancy, revenue, and tenant status.
• Coordinate with Finance on billing, rental collection, and revenue reconciliation.
• Support the Business Development Manager in strategic property planning and portfolio reviews.
• Perform other duties as assigned by management within the scope of the role.


Qualifications
* Bachelor’s degree in real estate management, Business Administration, Property Management, Civil Engineering, or a related discipline.
* Minimum 5–7 years of experience in property management, real estate leasing, or asset management in airports, free zones, commercial real estate, or large-scale facilities.
* Strong understanding of commercial leasing structures, property management, and real estate valuation.
* Knowledge of lease agreement types including fixed rent, revenue share, and land lease models.
* Good analytical skills with ability to prepare financial models and rental benchmarking analyses.
* Strong organizational skills and attention to detail for contract and portfolio management.
* Effective communication and negotiation skills for tenant and stakeholder management.
* Familiarity with airport real estate regulations and aviation authority requirements.
